The Seller

When you decide to sell your real estate, I will do a current market for you.

I am a Realtor® that aggressively markets.  Your real estate will have print and internet selling exposure.

Determine what your needs are from the sale of your real estate.

I will make suggestions so you can stage your home so it shows well.

All appointments are made through my office and followed through by me.  You will be notified of all appointments.... no surprises.

When offers are made I present all of them to you.  Your best decision is to make a counter offer but you can also accept or reject an offer.

After accepting the negotiated offer made to you all paper work is signed and presented to your attorney for your protection and his approval.  You have 5 business days to do this.

The buyer fully applies for a loan and is given a limited amount of time to qualify for the purchase price.

The buyer has the option to have your home inspected at their cost--this is a standard practice and the buyer has 5 business days to do this in.

Title searches and survey; in addition to well and or septic tests if applicable is ordered by your attorney.

Your home will be appraised by the buyers lending company, they will call me for an appointment to be made.

When the buyer's loan is approved, the attorneys will set closing dates.

The closing papers are signed by both parties.

Homeowners are usually more tolerant about their homes' shortcomings....Buyers see your home differently than you do. That's why it's important to "package" you home for the "buyers' eyes."  That is why I guide you with this.

Buyers look for a home's appeal and that leads to quicker sales.

 

Six ways to increase your home's appeal to buyers eyes

The effort you put into repairing and cleaning your property is likely to be returned in a fast sale at an attractive price.

  • First Impressions are formed quickly as buyers approach your property.
  • Close your garage doors.
  • Mow your lawn and keep it edged.
  • Paint your house because this can do more for the sales appeal than any other factor.
  • Put colorful flowers in front of your house.
  • Remove all toys, garbage, garden tools and other items from your yard.

While waiting to be let in, the first thing a buyer looks at is the front door.

  • Paint, stain or wash down your front door.
  • Replace your old door mat with a new one.
  • A wreath or seasonal decoration looks nice on the front door and landing.

Buyers look closely at your home's basement.

  • Buyers look for bad wiring, leaky pipes, signs of water, decay, etc.  Disclose what has not been repaired.
  • Clean your basement's floor.
  • Clean out your basement and remove everything that you will not take with you.
  • Make sure the basement is well lit, replace all light bulbs as needed.
  • Stack items neatly against the wall.

Your Kitchen is an important room so make it attractive and well-lit.

  • Remove your kitchen appliances from your counters.
  • Put fresh flowers on your table to enhance your kitchen's appeal.
  • Make sure there are no odors in your kitchen.
  • Replace or clean existing your curtains or blinds.

Your bathrooms must be clean, bright, and odor-free.

  • Hang bright, fresh towels in your bathrooms.
  • Install a new shower curtain or make sure that the tub / shower doors are clean.
  • Place an air freshener in your bathrooms.
  • Place colorful soaps on your sink and bathtub area.
  • Polish all your bathroom fixtures.
  • Remove stains from all ceramic surfaces.
